Freeland sits between Saginaw and Midland with the Tittabawassee River running past it and farm ground on most sides. That setting shapes the basement problems we find here. In town, a wet basement is usually about the foundation. In Freeland, it's usually about the site — where water lands, where it collects, and whether there is anywhere for it to go.
Most properties here drain to roadside ditches and agricultural tile rather than to a municipal storm sewer. That system works well until the ditch is running full, at which point it stops accepting water and the groundwater level around nearby homes climbs. Homeowners often notice their basement gets wet at the same time the ditch out front is high, which is exactly the tell.
Bigger lots, longer water paths
On a half-acre or larger lot, a lot of rainfall lands upstream of your house. If the yard slopes even slightly toward the foundation, or if a previous owner built up a garden bed against the wall, that water arrives at your footing instead of running past it. We frequently find that correcting grade and burying downspout lines out to a ditch or a pop-up emitter does more for a Freeland basement than any work inside.
Field tile is the other rural factor. Older agricultural tile lines can run right along a property boundary, and when they silt up or collapse, water that used to move off the field starts sitting. If the tile happens to pass near your foundation, you can get a basement that leaks for reasons that have nothing to do with your own gutters.
Walkouts and daylight basements
Newer Freeland builds often have walkout or daylight basements, which are great living spaces and have one predictable weak point: the low wall and the door threshold. Water running down the slope on either side of a walkout collects at that corner. The fix is usually a combination of a swale or a drain at the top of the slope, drainage at the base of the low wall, and proper sealing at the doorway.
Crawl spaces under additions
A lot of homes in the area have a full basement plus a crawl space under a later addition. If that crawl has a dirt floor, it is continuously evaporating ground moisture into the house. It's a common reason a homeowner tells us the basement was waterproofed years ago and the place still smells damp. Sealing the crawl with a liner, adding drainage if water actually enters, and closing off the vents usually settles the whole lower level.
Power outages matter more out here
Rural circuits take longer to come back after a storm knocks out power, and a sump pump is useless without electricity in exactly the conditions where you need it. For Freeland properties we usually recommend a battery backup pump at minimum, and we'll size it to how much water your basin actually moves rather than to a generic spec.
What the inspection covers
- Full lot walk: slope, swales, ditch condition and low points near the house
- Downspout and gutter discharge distance from the foundation
- Basement and any crawl space sections, with moisture readings
- Walls and slab, checked for active seepage and staining lines
- Sump basin, pump, backup provision and where the discharge actually ends
- Evidence of field tile or old drainage runs on or near the property
You'll get a written scope and price, plus anything you can handle yourself. Rural drainage often has a cheap partial fix worth doing first, and we'd rather you know about it.
